Revolving Credit Facility

Flexible capital, ready when your business needs it
When opportunities arise, waiting for a new finance application to be approved can cost you time — and potentially the opportunity itself.

A Westwood Capital Finance Revolving Credit Facility gives your business access to a pre-agreed line of funding that you can draw, repay and redraw throughout the term, giving you greater control over your working capital without having to arrange a completely new loan each time.

Facilities are available from £100,000 to £2 million, with terms from 12 months to five years, subject to valuation, security and approval.
£100k – £2m Facility limits
12 months – 5 years Facility terms
England, Scotland & Wales Geographic coverage
0% Non-utilisation fee on unused facility
From 1.2% per month On drawn capital

Flexible funding without starting again every time

For businesses that regularly need access to capital, arranging separate short-term facilities for every purchase, project or opportunity can be inefficient.

The Westwood Revolving Credit Facility is designed to provide a more flexible alternative.

Once your facility has been agreed, you draw a minimum of 50% at completion. You can then access additional funds up to your full facility limit when required, before repaying back down to the 50% baseline as cash becomes available.

This means you can have capital available when you need it, while only servicing monthly interest on the amount you are actively using. The unused part of the facility carries no non-utilisation or commitment fee.

Why choose a Westwood Revolving Credit Facility?

Capital available when opportunities arise

Rather than applying for fresh finance every time an opportunity appears, you already have an agreed facility available to draw from.

That can be particularly valuable where speed matters, such as property purchases, auctions, stock acquisitions or time-sensitive commercial opportunities.

Draw, repay and redraw

Your facility is designed to work around the changing needs of your business.

Once the initial 50% drawdown is in place, you can draw additional capital when required and make ad-hoc repayments back down to the 50% baseline without exit penalties.

No charge for unused availability

There is a 0% non-utilisation fee, meaning you do not pay a commitment fee simply for having the remaining facility available.

You service monthly interest on the capital you have actually drawn.

Direct access to decision-makers

Westwood takes a direct, relationship-led approach to lending.

You can speak to the people involved in making decisions, helping you get clear answers quickly and understand whether a proposed facility is likely to work.

How does a Revolving Credit Facility work?

1. Establish your credit line

Westwood agrees a facility of between £100,000 and £2 million, based on the open market valuation of the security and the overall application.
2. Draw an initial 50%

A minimum of 50% of the agreed facility is drawn at completion and remains the minimum drawdown throughout the agreed term.
3. Access more capital when you need it

You can draw additional funds up to 100% of the available facility when suitable opportunities or business requirements arise.
4. Repay and reuse the facility

As funds return to the business, you can make ad-hoc repayments back down to the 50% baseline and draw funds again when needed.
This provides a reusable source of capital without having to establish a separate finance facility each time.

What can a Revolving Credit Facility be used for?

The facility can support a range of property and commercial requirements.

Property refurbishment
Access funds for property purchases and then draw additional capital in stages to support conversions, improvements or refurbishment works.

Auction purchases and hunting funds
Keep capital available so you can move quickly when a suitable auction or below-market-value property becomes available.

Stock and equipment purchases
Take advantage of time-sensitive stock opportunities, supplier discounts or purchases of plant, machinery and equipment.

Working capital
Provide additional liquidity to help manage seasonal cash flow, contract requirements or other short-term business funding needs.

Example: £800,000 property investment facility

An experienced property investor needed regular access to capital to purchase below-market-value auction properties and carry out light refurbishment works. Rather than arranging a separate bridging facility for each opportunity, Westwood provided an £800,000 Revolving Credit Facility over three years.

The client initially drew £400,000, 50% of the agreed facility, to support ongoing portfolio expansion. When a suitable high-yield auction property became available, they drew the remaining £400,000 to fund the purchase and refurbishment.

Following the sale, £400,000 was repaid, returning the facility to its 50% baseline and leaving capital available for the next opportunity without another setup process.
